Documentation and Specification Preparation

Preparation and specification of all aspects for construction. Consultants are organized and contracted to undertake specialist documentation as required.

The purpose of this phase is to create and provide the necessary documentation for both actual pricing and construction. At this point, all additional project consultants and engineers are on board. They include, but are not limited to interior designers, home integration specialists, structural and heating and cooling engineers, civil engineers, lighting designers, and landscape architects.

For most of our projects, construction documents are produced in conjunction with the project construction schedule on a “fast track,” or “critical path” basis. Construction documents are typically issued in the following packages: foundations, exterior framing and details, interior framing and details, lighting and HVAC, interior millwork and trim, and interior finishes. As a result, the construction document preparation phase overlaps the construction phase as needed.

A full-fledged construction contract can include as many as 10 documents specifying different aspects of the work, such as:

  • Bill of Quantities
